Rental Process
Based on the Residential Renancies Act 📜
STEP 1: Application Form
Only high scored applicants are invited to schedule a viewing 🎉
STEP 2: Documents
2. Proof of Identity
1 (one) piece (front and back) of valid, non-expired Government-issued identification, showing your name,date of birth, and your current home address. Examples of acceptable ID include:
- Driver’s license
- Passport
- Citizenship card
- Permanent resident card
- Birth Certificate
3. Proof of Income
At least 2 pieces of Proof of Income in PDF format. One (1) must be a Credit Report. Examples of acceptable documents include:
- A Bank Statement from your Bank
- A CRA Notice of Assesment (NOA) OR A Proof of Income Statement
AND
- A Borrowell Credit Report (preferred)
- A Equifax Credit Report
- A TransUnion Credit Report
In assessing your Credit Report, we consider the overall credit history, not only the score number (so don't worry too much if your score is below average). Keep in mind screenshots are NOT accepted.
4. Character Reference
1 (one) piece of Proof of your character and merits. Screenshots and links are accepted. Are you Introverted or Extroverted? Maybe you have some achievements you want to share? Examples of acceptable documents include:
- Your MBTI Test Results
- Your Resume and/or Portfolio
- Link to your (updated) Linkedin Profile
- A Landlord Letter
- An Employment Letter
5. Background Check
1 (one) piece of Background Check in PDF or JPG (photo) format. Examples of acceptable documents include:
- A Certificate of Volunteering from a trusted organization
- A RCMP Criminal Check (Easiest)
- A Singlekey Tenant Profile (Fastest, but they charge $29.99)
- A Landlord bureau Tenant Record
STEP 3: Agreement
6. Landlord Rules
Tenant will review and digitally sign the Landlord Rules as per the Residential Tenancies Act and relevant regulations at novascotia.ca/rta. Co-creating a great home is the goal of these Landlord Rules.
7. Rental Lease
Tenant and Landlord will review and digitally sign a Standard Form of Lease (Form P) for a 3 month period "Fixed-Term lease". This period is intended to see if there is a good fit. After 3 months a new "Fixed-Term lease" with a duration of 6 to 9 month may or may not be signed depending on Landlord's approval. During this time, and depending on Tenant's behaviour and circumstances, a long term "Year-to-Year" lease will be signed. In any case, tenants must know the Residential Tenancies Guide for Ending a Tenancy.
8. Security Deposit & Rent
Tenant Pays the first month Rent & Security deposit. Tenant is given a copy of the Keys.
STEP 4: Your New Home
9. Move-In Day
Welcome home! 🥳 We are happy to have you here. During your first few days:
- Send your Landlord a copy of your Tenants Insurance
- Read the East Hants Welcome Guide

- Print your Bin Signage and Separation Guide
- Consider Volunteering at the Homestead
10. Condition Report
During or shortly after your Move-In Day, Landlord and Tenant will work together to fill a Rental Unit Condition Report.
