Phase 0: Boondocking (Optional)
🎯 Goal of this Phase is to get to know you. 🍂 Duration: Nov-Dec 2025 🏕️ Your accomodation: If you chose Option C, you get a parking space for your 4-season RV or motorhome. 🏷️ Your Rent is only $240/mo 👋 You Give: Your help with outdoor tasks (cleaning around the property, winter prep, etc) ✨ You Get: A safe parking space for as long as you need it in a beautiful, quiet and private area.
Phase 1: Property Management
🤝 The intention of this Phase is to get to know your character, proactivity and skills (tenant management and renovations).
❄️ Duration: Jan-May 2026
🚪 Your accomodation: Depends on your choice.
🏷️ Your rent cost: Depends if you chose option A or B.
🎯 Your Goal: To get 3 LTR (Long Term Rental) units rented to vetted, stable tenants on 1-year leases.
💼Your Responsibilities:
Property Management: Market, screen, and place tenants for 3 LTR units. Manage all tenant communications.
Renovations: You will not perform permit-required work unless you are certified. You will however be responsible for Light reno tasks that you can do in your free time (carpentry, flooring, painting etc.), as well as getting quotes, scheduling, and overseeing the certified tradespeople (e.g., for fire-rated walls, windows) hired by the owner.
💰 Your compensation: A monthly Stipend (depending on your qualifications) + Bonuses + 10% of monthly rent from the managed LTRs. (Your potential income is ~$1K to $2K/month) ✨
🪴 After successfully completing Phase 1, your income increases
Phase 2: Finish Renos & LTR☀️
🤝 The intention of this Phase is to prepare and launch one apartment as STR (Short Term Rental) while finishing renovations on all other LTRs.
🌱 Duration: May onwards 2026 (Summer 2026)
🚪 Your accomodation: Continue in your current accomodation or get upgraded to another unit of your choice.
🏷️ Your rent cost: Flexible, you may even get free rent or a large discount.
🎯 Your Goal: To mantain all LTR (Long Term Rental) units rented to vetted, stable tenants while preparing one apartment to be operated as an STR .
💼Your Responsibilities: Similar to phase 1
💰 Your compensation: A stipend, bonuses and commissions 💰💰 + 12% of monthly rent from the managed LTRs. (Your potential income is ~$2K to $3K/month) ✨
🌲🌳After successfully completing Phase 2, we unlock the true, long-term business venture.
Phase 3: Joint Venture & STR Launch 🚀
🤝The intention of this last phase is to develop a Joint Venture (JV) Agreement were you will be given the opportunity to share in the profits, run part of the business and build your own tiny home in the property. 🏡
🌲🌳In Phase 3, once our core association is established, we will actively support you in launching your own complementary business on the property. We want Noel Homestead to be a hub of intentional community, and we'll provide the space and resources to help you succeed.
